How it Works

Pre-Design
Consult with our designers at Studio Chaban before purchasing an existing home or plot of land.
We assist home buyers and developers in evaluating the potential for major renovations, complete rebuilds, or new constructions.

In the Pre-Design phase, we take care of essential groundwork, including assessing the need for planning permits, identifying sewer locations, and gathering other critical information about your property.

Concept Design
Let’s begin the design journey by reviewing the existing and proposed floor plans.
​
In this stage, we’ll discuss your site’s limitations, location, and potential.
Early concepts will address the overall layout of the home,
considering the flow between different spaces. We’ll also identify areas that need extra natural light and ventilation while prioritizing site orientation to achieve a natural, passive solar design.

Design Development
After your concepts are approved, we will create detailed floor plans and elevations to give you a clear idea of how your home will look.

These designs will comply with local building regulations to ensure your new design does not adversely affect neighboring properties.
​
During this stage, we will work with you to make initial selections for exterior materials and finishes. We will also provide colored 3D Renders to visualize your choices.

Town Planning
When a Town Planning permit is necessary, each project must have a thoroughly resolved design before applying.
​
A pre-application meeting with the planning department will be scheduled to ensure the proposed design meets their requirments.
Your designer will create a planning drawing package for submission to obtain a planning permit. Whilst coordinating all discussions with the allocated town planner.

Working Drawings
With the approved Design Development drawings and/or planning approval, your designer will now prepare the specific Construction Documents required to obtain a building permit.

As the property owner, it’s time to select items such as hardware, plumbing fixtures, cabinetry, tiles, and light fittings.
While these decisions can be overwhelming, we can connect you with an interior designer to simplify the process.

Building Permit
At this stage, we assist you in preparing your application for a building permit.
​
Studio Chaban will coordinate with a Building Surveyor to ensure that our drawing package complies with all relevant building regulations.
​
Next, we will compile a Permit Submission Package, which includes a completed Application for a Building Permit, on your behalf.
